MINUTES OF

WALNUT BEACH ASSOCIATION

May 12, 2008

 May 2008 Meeting Minutes

The May 12, 2008 meeting of the Walnut Beach Association was called to order at 7:10 pm by Jerry Blackwell, President.

The President’s report was read and accepted (see attached)

The Secretary’s report was read and the following changes were noted:

PLANNING & ZONING:  …Current regulations now allow 3 storied buildings but does not count the basement/garage as a story.  Thus, currently, you will see a 3 story home sitting on top of another level (the basement/garage).  The new regulations will count the basement/garage, thus making any future building a true 3 story.  Also, cupula heights are now being watched to see how these might relate.

The Treasurer’s report was submitted and accepted.  Barbara Godejohn, Treasurer, noted a balance was $7474.32.  Expense reports were submitted by Lucille DeLorenzo, Elvia and Peggy White for office supplies and checks were cut this evening for these out of pocked expenses.

The Membership report was presented by Elvira Prokoski.  There were 2 new applications received at this meeting.  Elvira will follow up with one more phone call to each of the past members who have not yet responded and will have a final count on membership at the next monthly meeting in June.

Stowe Farm – Peggy White reported that there has not been a recent meeting.  She noted, that there is a Conceptual Design and Focus Group meetings are being scheduled.

Zoning Board of Appeals – currently, there are two properties at 33 and 35 Laurel Avenue that do not conform to regulations.  A meeting will be held at Town Hall of 5/13 to assess how they will make this work.

Traffic Problems:  It has been determined that there was never a yellow caution light at the corner of Welton and Naugatuck.  However, this is a dangerous corner and Peggy White sent a letter to Chief of Police and a reply by Capt. Mooney stated Sargent Dan Sharoh would look into the situation since this is a dangerous corner, with several accidents happening over the years.

NEW BUSINESS

Springfest -   President Jerry Blackwell thanked all who helped in making this a success this year.  As noted, Mayor Richitelli was there along with people from the Save the Sound and of course, the Bluefish Mascot.

It was mentioned that neighbors are getting concerned that the new condo association at E. Broadway and Naugatuck has not yet been completed and that it is beginning to look like an eyesore with the mounds of soil piling up at the back of the lot and the unmowed grass on the E.Broadway side.  Unfortunately, due to economic downturns, the association has lost 4 deposits for new owners.  However, they have just received new financing and will be framing a new building on Monroe Street with the balance of the project scheduled for completion sometime in the Spring, 2009.

New Membership program:  It has been suggested that the new membership program be moved from November to September since people are too involved with Holiday activities during November/December/January and they forget to follow up on renewals. This was presented to the floor and will be voted upon next month.
The meeting was adjourned at 8:25 p.m.

Respectfully submitted,
Lucille DeLorenzo
Recording Secretary
